Even if you have a knowledgable and qualified inspector, they may not put forth the effort necessary to provide you with a comprehensive thorough inspection. Inspecting a home is a complicated and difficult process regardless of training and experience. Effort cannot be taught.
Before you hire an inspector, interview them. Make sure the inspector gets onto the roof when possible and safe. Make sure the inspector gets into the attic space and crawlspace when safe and feasible. These areas often have multiple problems due to their concealed nature. Find out when you'll get the inspection report and what kind of report you are getting. A simple checklist report does not provide the kind of information you need to make an informed decision. In some cases you are only given 5 days to complete inspections on the home so receiving the report quickly is important.
